Two weeks ago, we released Lone Wolf Link—again. This time around, real estate’s only two-way integration connects zipTMS and brokerWOLF. We’ve received a ton of questions about the ground-breaking integration, so we thought it’d be helpful to provide our customers with answers to their most commonly asked questions.

 

What is Link?

Link is a two-way integration between zipTMS Broker and brokerWOLF.

 

What does Link do?

In a nutshell, Link connects your agents and your back office.

The integration sends transaction data back and forth between zipTMS and brokerWOLF. This includes over 150 data fields such as:

  • Property details
  • Closing details
  • Conditions
  • Contacts
  • Agent commission breakdown
  • Referrals
  • Outside broker payout
  • Trust/escrow deposits
  • Documents
  • Checklists

And so much more!

 

Why should you care about Link?

Throughout the lifecycle of a deal, information changes on a daily basis. Things like price, commission, referrals, conditions, closing instructions, contacts, and documents can change at any stage (listing, offer, pending, closed, and fallen through). Based on customer interviews, an astonishing 25% or more of deals will have critical details changed between the time an offer is accepted and the closing date.

The problem is that staff must not only re-enter the information into their back office, but also chase agents to get the updated information in a timely and accurate manner (or else the parties may not get paid correctly). And if the price, commission, or referrals are wrong, it is very cumbersome to reconcile and correct in the accounting system. Often, these changes then require the staff to relay closing instructions to lawyers or title/escrow companies on the same day, so getting notified immediately is critical to close the deal smoothly for agents, and buyers/sellers alike.

With Link, any changes made to the property, commissions, contacts, conditions, and referrals in either brokerWOLF or zipTMS are updated in real-time. All parties will now have the latest information on the deal, and back office staff will be informed and can take action (like send closing instructions, fix referrals, etc.) when these changes impact any financials. Link also provides a central repository of documents, so all parties can see the final executed contracts in a single source of truth, which will create more efficient workflows for agents, staff, and brokers.

 

How often does the sync happen?

The sync between zipTMS and brokerWOLF is real-time. That means it's instantaneous and requires no manual steps.

 

Do I need zipTMS to use Link?

Yes. Link is only available for zipTMS Broker and brokerWOLF, and TransactionDesk and brokerWOLF.

If you’re using brokerWOLF but not zipTMS, or are using a version of zipTMS provided by your MLS or association, then you’ll need to upgrade to the full version of zipTMS.

When does a deal created by my agents in zipTMS submit to brokerWOLF?

A deal is submitted to brokerWOLF as soon as an offer is created and all five blue fields exist (including property type, purchase price, offer date, closing date, classification).

 

How do I know if my agent made a change?

You can subscribe to any new offers, purchase price changes, and gross commission changes that occur in either brokerWOLF or zipTMS.

brokerWOLF also has a blue "unread" indicator when something changes.

And you’ll still get to review everything before finalizing a deal.

 

Can I view documents and checklists in brokerWOLF?

For sure. You can take action on them as well—nudging an agent to do something or leave a note. You won’t have to write anything down or get lost looking through email.

 

Can I control what my agents populate in brokerWOLF?

Definitely. You can hide or show the classification field—if you prefer your staff to review offers before appearing in brokerWOLF. But once a deal is propagated in brokerWOLF, all common fields will sync.

 

Can my agents see all expenses on the deal? 

No. The can see and populate the gross commissions, but any fees and deductions are managed in the back office in brokerWOLF.
